Am having a home inspector look at a house I'm purchasing. His contract, which I must sign, says "visual inspection only".
I thought he'd test these things and tell me if they work or not. Are my expectations wrong?

Ask for References? An ASHI certified inspector will typically present you with a contract that spells out in considerable detail EXACTLY what the inspector is going to do, and what and origin of the alleged....
And investigatory methods.

We just killed another attempt by ASHI and the Missouri Association (mostly ASHI guys) in RI that have been pushing this for about 10+ years now.
To be grandfathered in to some criteria.

I personally like it to be 10yr minimum Home Inspector.

These industry licensing boards are a waste of time. no board has ever won a case against a licenseholder who challenged them. they do not conduct discovery - duh!
this is all a bunch of posturing by those who want to use this for personal gain and rarely...
