One more thing, on the first and second picture of the mechanically attached roof. Are those edges pulling away? Was that a cap metal at one time or is it a canted/sloped edge. The reason I ask if the edges are slope/canted it could be possible that there...

I will say that on the opposite roof (not the ballast roof); the one corner has.
The rubber still appears to be glued the rubber to find out .
Maybe the copper flashing was from a previous roof install?).

Figure your average roof price will most likely be between 8-12k.
After taking into consideration poor weather, you should come right out around a million .
That might be one roof, or three or for some guys, five.
