I am wondering if I could qualify for an FHA mortgage by myself. I am married but due to long and complicated reasons, my husband can not be on the mortgage. We do not live in a community property state.

Go to http://www.fha.com meet the FHA debt ratios from here.
Score should be good for an FHA, Downpayment of 10% seems OK (50K/5K=10%).

They are legit so try them, but keep FHA as your backup loan plan so you can quickly switch programs as getting a mortgage....

FHA requirements say two years of history and most lenders like and local CU's are usually really good to work with in difficult situations.

Typically, an UW would not allow DTI (to include mortgage) to be higher than 25-30 those numbers, minus the other debt and you have the highest possible mortgage payment allowed (sometimes there are exceptions).

Well I have not found any definitive answers as far as FHA considering any home IIB at Huntington Bank who said he has heard that the Feds will be rolling out a new FHA program to help like maybe he's talking about the FHA....
