Any tips or tricks (or war stories) on how to most effectively do a house hunting trip? Is there a "magic" time to go in the summer when more things become available? Has anyone had luck finding something during a short trip? I have a hard time believing...

That being said, unexpected delays can arise in a house purchase.
Finding something during a short trip? Yes, I planned a 3-day house-hunting trip over spring break, ended going too early might be an issue.

I finally got DH to call and we are in the process to get approved with one place. The lady we spoke to said pending something unexpected we will be approved based off of our info.
We're going to start looking at houses now to hopefully speed the actually...

Other than that, the 'lodger' is not going to have any tenancy rights, so there should be no impact on you, other than the fact... .
The tenant is allowed up to 2 lodgers (which this person would be) before the property becomes a HMO, so no problems there .
