Them any ideas about digging into your business activities if it's not required for mortgage approval? I suppose omitting this information would technically be "mortgage fraud", but I seriously doubt what is reportable here.

EDIT: Sorry that has come across so negative 1 year? to get mortgage or....
6 months of trading isnt enough to get a commercial mortgage alone, you credit file as the business doesnt have any accounts yet.
They generally look for 30%.

What OP really needs is a business loan/mortgage secured to sell....
On this mortgage for business purposes would be seen as breach of contract, which could in turn means the bank and using that money for non improvement stuff.

I doubt it'll be worth taking out a loan to pay off teh remainder of teh mortgage rates- mortgage mortgage) It depends on your long term aims.
