To hold it jointly and attempt to persuade HMRC that the rental income predominantly belongs to your wifeIf you both own the property then the income is split between you, you can't allocate it all to her the rental split ....

I've never claimed vehicle expenses against rental income, because on 1 rental....
Expenses against rental income, because the few short drives I make per year wouldn't provide enough tax that requires a 5 minute drive.

Personally unless your rental income is massive 20-30k a year will be able to offset some....
On an average rental income of £6000 per year claiming these would save enough tax to ofset your accountants fees.
And tear allowance.
Hi all I have a property which is currently rented for 750 p/m. My mortgage is 1000 p/m. I am wondering if I can in some way claim this 250 as a loss when doing my returns and if so where is this 250 deducted from on the tax form. Thanks

Might be able to borrow a little more on the basis that we'd have the rental income ontop be much appreciated though! Lenders will allow some of your potential rental income to be taken if the property has to be rented out....
If you are just letting a room in a house /flat, and you exceed the rent a room allowance, how do you know which expenses you can claim against the tax? Will you be taxed on the whole rent or just the amount in excess of £4250? I have read all the website...

The fact they are a lodger rather than a tenant makes no dirrence for the Income you are running a rental....
For the Income Tax status regarding rental "business" the basis of the apportionment is however a rental business.
The management company for our one ts send us a 1099 for rental income for a week they rented minus their commission. Ok fine but can we write it off against our maint. fees that exceeded that income? What if we don't do the long form just the short?

You report ALL of the income, and you deduct the expenses..
Yes, it does.
You can then report all the expenses incurred in earning that income.
To report ALL the money you receive as income.
