I find that single family homes will offer more appreciation.

From reading the helpful posts here, I think most people rent out mult-unit properties.

I think disclose the fact that it appeared that it was being used as a multi-family property, but are you even 100.
As vacant it would be SFR.
( If it is in a single family zoning with two tenants.)
I would not call it a duplex.
