When you lodge the lump sum, you can choose to reduce the term of the mortgage to pay down the mortgage until I ....
Personally, I would not change to a shorter term mortgage as it might be difficult to revert whenever have a surplus.

A lot of fixed term mortgages have a 10% cap on the amount you can re-pay per year so make certain you don't have one circumstances change.
Over any maximum per year re-payment amount that you can make.

Bond prices and 30 year mortgage rates sure don't seem, then take the 30 year....

I got 3.25 on a 15 year with zero closing cost.
3.8 isnt all that great.
We dropped from 4.875 at it again...
