I have been in just about every kind of home but I am working on one that drives me crazy...Split foyer style, with ground level garage, it is acutally the middle level. Then a full unfinished basement and a full upper level. The middle level has a garage...

Just inspected a house with 4 levels. A 2 story house on top of a finished basment with a drive under garage, and then another unfinished basement below that. Would you combine these two areas to caluculate the total SQFT and SQ FT FIN for the basement...

Basement is basement regardless of the total area.

I usually take the subjects GLA cost per sq.ft then take 50% as my adjsutment factor most homes with the greatest difference in GLA from your subject.

I compared the GLA and the basement SF include % of basement that is finished.
To Appraisal Suite (MDC data) and pulled the same 15 comps .

After speaking with at least 12 appraisers. I am of the opinion that all are going to consider the following as Reasonable data sources for the Georgia market area.

Tax records all over the place with GLA and the basement size, And then to gather the info about the finished % of the basement you must call the agent and who knows what you.
