I have a client that now wants a statement as to the reason, if there is a difference, the tax records GLA do not match the appraisal GLA. And a statement if the predominate value is larger or smaller than 5% of the appraised value.
Any good canned comments...

What is the regulation about defining the levels of a split foyer? I have a split foyer on a slab without any level underground but I remember something about any level below the front door must be called basement.
Does anyone know?

So something hits a number or increase the GLA so you have more comps over this? A split foyer is a one-story....
Oh wait I can think of a reason.
You would call it unfinished basement so why include it in GLA when it becomes finished.

There is no common discount to the prices i put up compared to the rate that Fannie pays .

My suggestion is figure out how much the GLA adjsutment is by percentage of the cost to build (sayits 50%) then figure out your basement cost and a cost to cure the HVAC situation (usually about 3-5000.) then take half of that and divide....

A customer of mine had an appraisal done on his home. The home owner had 2 different older appraisals from two independent appraisals several years ago and they both said his house measured with 2,800+- sq ft of living space. He is trying refinance again...

In todays market I would not change my GLA because with the sketch you will never know .

And yes i have made the GLA to make the deal work.
Relook at sales to see if i had infact used the best sales for my GLA.

Basement finish is often wrong a list for you.
I usually don't see basement for Gross Livable Area and Basement Area are wrong more than right.
Several problems exist with these fields.
