Our Society recently alloted the open car parkings to the resident members and would be charging Rs 100/- on monthly basis. Since I wont be needing the car parking space for another year or so was thinking of leasing it to an old gentleman in my building...

Cheap ($16,000 or so).
Easy to park.
Buy a smart car.
Is if it's a car you cannot afford (luxury/sports) or if you have lots of money and plan to drive a new car every year (to avoid the trouble of selling it or trading it in).

Also, when you rent out sure you have a contract with a lot of specifics, including parking, guest policy, safety rules, and she did camps.
Obviously insurance is important.
