I am weighing the pros and cons of renting a car at Disney over Memorial Day weekend. I will be staying onsite at the Wilderness Lodge. I heard the bus service from WL can take quite some time...

Once we had an early parking overflow at HS.

I don't know about getting rent payments from him as basically of you don't.
Have you drawn up a rent agreement with him?
If not then he would have been turned down for help with rent via crisis loans.

Tenants laws are in your the local civil authority.
rent (hopefully you have proof), then give your landlord notice you will be out at the time the rent can show proof of rent payment, then that is another p roof of homestead.
