Personally, I've done this before, and put up on the homepage of the project "I no longer wish to maintain this project - if you're interested in taking it over, then feel free to email me (email@address)" And then let someone take it over .

You might call the state unit on aging or one of the area agencies on aging .
Honestly, unless you're dealing with some really special snowflake conditions, that's pretty much all you need .

I qualify for the "Rule of 80" early retirement. But I don't know what would be the advantage of taking one vs. the other. Any expert advise out there?

I think Pfizer doesn't have the early retirement to know about early retirement eligability.
As long as you put in 10 years prior to the takeover .
