Re roofing flat roof? I have a flat roof with a para-fit on three sides that appears to be leaking down the inside of the brickwork of the para-fit possibly flashing leaking. As the roof has been patched during the last five years it probably need replacing...

What criteria do you guys use when deciding whether to remove or simply recover an existing built-up roof with a membrane? Obviously, if the deck is damaged or saturated, the choice is obvious, but what about the rest of the jobs where it isn't so clear...

Occasionally I'll find a small hole depends on the size of the roof....
Even if it is lying perfectly flat areas always seem to be at the roof edges and around chimneys.
In my opinion it is always better to remove the old roof.
